The inauguration of the Noida International Airport at Jewar on March 28 is expected to give a fillip to the real estate markets in the National Capital Region, with developers and industry executives anticipating a fresh wave of demand across residential, commercial and industrial segments.

Prime Minister Narendra Modi is scheduled to inaugurate the airport on March 28, with the project positioned as NCR’s second international gateway after Delhi’s IGI Airport. Located about 75 km from the national capital, the greenfield airport is expected to significantly improve connectivity for western Uttar Pradesh and adjoining regions.

The Jewar Airport is approximately 60-70 km from central Noida and about 40-50 km from Greater Noida, depending on the sector.

The project, being developed under a public-private partnership model, is designed as a long-term aviation hub with multi-phase expansion plans. In its first phase, the airport will handle around 12 million passengers annually, scaling up to 70 million passengers upon full completion.

Realty Demand Seen Accelerating

Real estate developers say the airport’s operationalisation will act as a catalyst for demand, particularly along the Yamuna Expressway and in Greater Noida.

Ashish Agarwal, director of AU Real Estate, said the improved connectivity and infrastructure push are likely to boost both residential and commercial demand in the region.

“The inauguration of Jewar Airport is a landmark development for the Noida region. With improved connectivity and enhanced accessibility, there will be a boost in the demand for both residential as well as commercial space. We expect steady growth in land prices, increasing confidence, and faster absorption of premium inventory,” he said.

According to industry estimates, land prices along key corridors linked to the airport have already seen appreciation over the past few years, with further upside expected as infrastructure projects gather pace.

Multi-Sector Growth Story Emerging

Developers also point to the broader ecosystem being built around the airport, including industrial corridors, logistics hubs, and economic zones, which are expected to drive long-term real estate demand.

Vikas Bhasin, managing director of Saya Group, said the region is witnessing strong investor interest across segments.

“Over the past few years, the real estate sector across multiple segments — residential, commercial, warehousing, industrial, hospitality — has seen significant growth, and this momentum is expected to accelerate further once the airport becomes operational,” he said.

He added that increasing global investments and infrastructure development are positioning Noida and Greater Noida as key growth hubs over the next decade.

Investor Interest Likely to Pick Up

The airport is also expected to enhance the investment appeal of the region, particularly for early-stage investors and long-term buyers.

Jash Panchamia, executive director of Jaypee Infratech Limited, said the project could unlock the next phase of growth for the NCR real estate market.

“The launch is expected to open a fresh chapter in the development journey of Noida, Greater Noida, and the Yamuna Expressway belt. As airport-led activity gathers pace, demand for residential, commercial, and mixed-use developments is expected to rise significantly,” he said.

He added that the region has already delivered healthy returns to early investors, but the larger growth story is still unfolding, with potential for strong double-digit returns in the coming years.

Infrastructure Push Key to Long-Term Growth

The airport is part of a broader infrastructure push in the region, including improved road connectivity via the Delhi-Mumbai Expressway link and the development of multi-modal logistics and cargo hubs.

Taken together, these developments are expected to transform the Yamuna Expressway belt into an integrated urban and economic corridor.
