Kolkata, Oct 2 (PTI) The Kolkata-based Keventer Group and Saroj Poddar Group have joined hands to launch a Rs 400-crore Category II Alternative Investment Fund (AIF), marking the first such fund by a real estate developer from West Bengal.

The Poddar Keventer Real Estate Fund – Scheme I will have a target corpus of Rs 400 crore, with a Rs 200 crore greenshoe option that can take the total corpus to Rs 600 crore, according to the sponsors.

The fund will follow a secured real estate debt strategy, focusing on projects in Delhi-NCR and West Bengal. It is targeting a gross internal rate of return (IRR) of 18-22 per cent before expenses.

The sponsors have committed Rs 80 crore, or 20 per cent of the target corpus, to the fund, demonstrating alignment with investors, they said.

The fund will provide structured financing to select real estate projects across ultra-luxury, premium and mid-market segments.

The initiative brings together the real estate and business interests of the Keventer Group and the Saroj Poddar Group, with the fund focused on opportunities in two major real estate markets.
